DIALOG Fitzroy Development is a Property development business with its own modular design and construction capability.
Our first project DIXON 104 is located in Wellington on a site we purchased in 2018, where we are developing 56 one bed room apartments, plus a ground floor retail unit. The apartments within the complex will be sold on individual titles to investors and first home buyers.
Completion of DIXON 104 is expected in the first quarter of 2022 and construction will be based on a Prefabricated, Prefinished, Volumetric Construction (PPVC) system we call StrongBox. We are designing StrongBox to achieve as a minimum compliance with New Zealand’s building code and using low damage seismic design the buildings will perform well in New Zealand’s challenging seismic environment.
Our goal is to develop high quality affordable housing and apartments by utlising Modern Methods of Construction such as our StrongBox system, delivering homes faster and more efficiently than via conventional construction.
Our first project, DIXON 104, will utilise energy efficient systems for hot water and the two lifts as well as thermally broken double glazed windows, a recyclable aluminium cladding system, plus solar panels on the roof will provide power for common areas. There will be a resident’s function space, bike parks and a secure large parcel delivery space. Construction via our PPVC system will take half the time and the construction waste will be a fraction of a conventional build. Our aim is to provide a sustainable quality living environment for the residents.
