DIALOG Fitzroy continues to progress and diversify and has established a property development business that has its own modular construction capability. The first project from DIALOG Fitzroy Developments Ltd is DIXON 104, located in Wellington on a site we purchased in 2018, where we are developing 46 one bed room apartments, plus a ground floor retail unit. The apartments are currently for sale on individual titles to investors and first home buyers. Completion of DIXON 104 is expected in the first quarter of 2021 and construction will be based on a Prefabricated, Prefinished, Volumetric Construction (PPVC) system we call StrongBox. We are designing StrongBox to achieve as a minimum, compliance with New Zealand’s building code and using low damage seismic design the buildings will perform well in New Zealand’s challenging seismic environment. Our goal is to develop high quality affordable housing and apartments by utlising Modern Methods of Construction such as our StrongBox system, delivering homes faster and more efficiently than via conventional construction. Our first project DIXON 104 will utilise a cladding system manufactured in New Plymouth from 90% recycled materials, solar panels will provide power for common areas and there will be a resident’s function space, bike parks and a secure large parcel delivery space.
